Getting Your Property Ready for rent

Allegiance Properties, we are dedicated to offering our residents secure, and well-maintained homes. To ensure compliance with the California Warranty of Habitability ( CA Civ. Code § 1941.2), California Civil Code, and our own standards, the following tasks must be completed before we advertise and rent out a property:

Rent Ready Standards

 

  1. The property must undergo professional cleaning both inside and outside, ensuring the removal of trash and debris.

  2. The HVAC system should be in good working condition, with a new filter installed.

  3. All mechanical elements, including appliances, must be operational as intended.

  4. Caulking in the kitchen and bathrooms should be clean and free from mildew.

  5. Doors and locks must function properly.

  6. Windows must open, close, and lock correctly, with window screens in good condition.

 

For a property to be fully advertised as 'Rent-Ready' and to comply with our internal and state rental housing requirements, including the California Warranty of Habitability Requirements, it must meet the following criteria:

  1. Professional cleaning to a standard equivalent to 'Hotel Room Clean'.

  2. Carpets must be professionally cleaned, presenting a fresh appearance.

  3. All painted surfaces should be fresh with no mismatched touch-up areas. If repainting is necessary, it must cover the entire area.

  4. All bedroom windows must have vertical or mini-blinds.

  5. There should be no personal property or items left in the unit, including furniture, decorations, toiletries, shower curtains, kitchen or bathroom items, soap dispensers, pictures, etc.

  6. No lawn equipment, including mowers and tools, should be present.

  7. The garage floor must be swept.

  8. The exterior should be free from debris.

  9. The lawn must be cut and trimmed, and the landscaping should appear fresh and well-maintained.

  10. Carbon monoxide detectors must be installed within 15 feet of each bedroom. Only wall or ceiling-mounted units are acceptable; plug-in units are not permitted.

  11. There should be a smoke detector on each floor and in each bedroom.

  12. If applicable, the back sliding door must have vertical blinds.

  13. All light bulbs should be in working order.

  14. Doors should open and close smoothly, and doorstops must be installed on all doors.

  15. Bathroom caulking must be fresh and free of any mildew.

  16. All mechanical components, including HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc., should be in proper working condition.

  17. Safety railings must be secure.

  18. Exterior window wells should have covers.

  19. If there are wood-burning fireplaces and they are operational, they should be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the home should be permanently sealed with an aesthetically pleasing material.

  20. It is recommended that all windows have vertical or mini blinds, with no draperies. Additionally, all windows should have screens.

Please note that while this list includes important and frequently overlooked items, it may not cover every make-ready requirement.
